What are the permit fees?

What is the Building Permit application process?

Single Family Dwelling (SFD) permits include remodels, additions, etc.

Projects on the Shoreline may require additional steps.

What information is required for a complete Building Permit application?
What are the required front, rear, and side yard setbacks for my property?

For residential zones, the front yard setback is 20ft, the rear yard setback is 25ft, and side side yard setback is 5ft [NPMC18.15.020]. The Chart of dimensional requirements for primary use can be found here.

How is the Gross Floor Area Ratio (GFAR) of my property calculated?

GFAR is calculated based on the ground floor area of the building, or buildings, on a site. It includes all
fully enclosed space in the primary structure, attached garages, and accessory structures over 200
sqft.

 

The GFAR for your property’s Zoning District can be found in the Chart of Dimensional Requirements for Primary Use.

How long are permits valid?

Permits are valid for 2 years from the date of issuance [NPMC 14.05.290].

How do I renew or extend my permit?

You will need to submit a written request and pay additional fees once the request has been approved by the Building Official. 90 day extensions will be granted for projects requiring only a final inspection. [NPMC 14.05.295].

Do I need a permit to remove a tree?

No, if the tree is hazardous. The property owner must provide the city with 5 days’ notice before removing the tree. [NPMC 18.36.100(5)(c)].
A permit is needed if the tree is in a critical area, defined in NPMC 18.08.030, or critical area buffer, defined in NMPC 18.36.640(4)(b).

Do I need a permit to build a shed?

No, if it is under 200 sqft [NPMC 14.05.245(1)(a)].
